Stronger offers start with stronger pre-approvals

Not all pre-approval letters are equal, and listing agents know it. A strong pre-approval tells the other side that the hard questions have already been answered.

What goes into ours

  • Credit pulled and reviewed, not just a score glance
  • Income documented and calculated the way the likely lender will calculate it
  • Assets and the source of the down payment verified
  • The program picked and checked against that lender's real guidelines, including any extra rules
  • Property type flagged early: condos, multi-unit, rural, or homes that need work

How to present it

  • Ask for a letter matched to the offer price, so the seller does not see your buyer's maximum.
  • Include your loan officer's direct cell number with the offer.
  • Invite the listing agent to call. A two-minute conversation about the file often settles a close decision.
  • Send us the listing before you write. We will flag anything (HOA questionnaires, well and septic, condo approval, repairs) that could affect the loan.

Common questions

What makes a pre-approval strong enough to win a multiple-offer situation?

A pre-approval where the credit, income, and assets were actually reviewed against the guidelines of the lender likely to fund the loan, plus a loan officer who will take the listing agent's call and speak to the file. A letter backed by a quick credit check and a round number does not carry the same weight.

What loan options exist for self-employed buyers?

Bank statement programs qualify buyers on twelve or twenty-four months of deposits instead of tax returns. Profit and loss, 1099, and asset depletion programs are other paths. These are Non-QM programs offered by specific wholesale lenders, which a broker can access.

Can investors qualify without using their personal income?

Often yes. A DSCR loan qualifies an investment property based on whether its rental income covers the payment, rather than the investor's personal income and tax returns.

Does East Coast Mortgage pay agents for referrals?

No. RESPA prohibits paying or receiving anything of value for referrals of settlement service business, and we follow it. Any shared marketing is split based on each party's actual share and use.
