Why a Broker

A bank can only offer you the bank's own loans

Here's the actual difference between walking into a bank and working with a broker.

When you walk into a bank, you get one lender's rules and one lender's answer. If your file doesn't fit their specific requirements, that's it, you're told no, even if you're a perfectly good borrower who just doesn't match that one bank's box.

We're not a bank. We're a broker, which means we don't lend our own money, we shop your loan across a network of real lenders and bring you the one that actually fits your situation. Every lender has different rules layered on top of standard guidelines, so two lenders can look at the exact same file and reach opposite decisions.

Most people never find that out, because most borrowers only ever apply to one lender. If that one says no, they assume they can't buy a home. We don't stop at one. We compare 40+ lenders and bring you the one that says yes, often at a better rate than you'd get walking into one bank alone.

And because our income doesn't depend on pushing you toward one specific lender's product, our incentive is the same as yours: find the loan that's actually best for you, not the one that's easiest for us to sell.
