Mortgage decisions are big. Here is exactly who writes our pages, who reviews them, where the facts come from, and the rules every page follows.

Who writes our content
Articles are published under the name of the East Coast Mortgage team member responsible for them, usually a licensed loan officer. Every name links to a profile page with that person's NMLS ID, which you can check yourself on NMLS Consumer Access. Program pages and comparisons that were written by several of us are credited to the East Coast Mortgage team.
Some drafts, including our weekly articles, start with research and writing software, including AI tools, working from a fixed list of topics and the facts we give it. A named person at East Coast Mortgage is accountable for every page that goes live.
How content is reviewed
Austin Frangoules, the owner of East Coast Mortgage, is our editorial reviewer. A review checks three things: the facts match the primary source, the page follows the advertising and fair lending rules below, and it reads in plain English.
A page shows “Reviewed by” and a “Last reviewed” date only after a review is on record. That date is stored with the page and changes only when someone actually reviews it again. It is never updated automatically just because the site was rebuilt.
How we source facts
Program rules come from the agencies and companies that set them: the Consumer Financial Protection Bureau (CFPB), HUD and FHA, the Department of Veterans Affairs, USDA Rural Development, the Federal Housing Finance Agency (FHFA), Fannie Mae, and Freddie Mac. We link to those sources on the page instead of citing other lenders' blogs.
Loan limits name their year and the agency that published them. Market rate figures name their source and the date they were measured, and they are national averages, never an East Coast Mortgage rate quote.
How we keep it current
Every page is due for review at least every 90 days. An automated check lists any page past its review date, and those pages go into a review queue in our internal app. Some facts change on a schedule, like conforming and FHA loan limits each January, and pages that use them are updated when the new figures are published.
Individual lenders change their guidelines often. When a page describes a typical guideline, your loan officer confirms what applies to your file before you rely on it.
Our compliance stance
The rules every page follows
- This site is education, not an offer to lend. Nothing here is a commitment to lend or a rate lock.
- We do not advertise specific rates, APRs, or payment amounts as offers. Where we show market averages, they come from a named third-party source with the date.
- We follow the federal advertising rules in the Truth in Lending Act (Regulation Z) and the Real Estate Settlement Procedures Act (Regulation X), plus the rules of each state where we are licensed.
- East Coast Mortgage is an Equal Housing Lender. Following the Fair Housing Act, we do not describe neighborhoods, schools, or who an area is “right for.” Local pages stick to published facts like loan limits.
- Every page shows our company NMLS ID (#2354674) and Equal Housing notice, and our state license numbers are on our licensing page.
- East Coast Mortgage is a mortgage broker. We are paid when a loan closes, and how we are paid is disclosed on your Loan Estimate. No lender pays to be mentioned on this site, and we do not pay anyone for referrals.
