Industry term: Renovation Loan

A renovation loan lets you buy a home and finance the repairs or upgrades it needs, all in a single loan. The best-known version is the FHA 203k, but similar renovation options exist through conventional financing as well. Instead of buying a house, then separately hunting for a personal loan or credit card to cover the work, the renovation cost gets built directly into your mortgage.

This matters most for a home that wouldn't otherwise qualify for standard financing because of its condition, or for a buyer who's found a home priced below market specifically because it needs work. The lender bases the loan on what the home will be worth once the renovations are done, not just what it's worth today.

There's more paperwork than a standard purchase: contractor bids, a renovation timeline, and sometimes inspections as the work progresses before funds are released. It's a more involved process, but for the right property it opens up homes that a standard buyer would otherwise pass on.
